How safe is the market where considering buying real estate
Market safety is an an increasingly important issue with all when considering buying real estate in Slovenia.
In the last year or so we have noticed that all important factor in purchasing decisions purchase of real estate to foreigners, especially Russians or Ukrainians is safety. This has become in addition to the rate of return on capital the most important reason for the decisions made. Global index peace (The Global Peace Index) this year from 163 countries from around the world, Slovenia was ranked 10th safest countries in the world (the Institute for Economics and Peace, 2016).
In the first place is Iceland, followed by Denmark, Austria, New Zealand, Portugal, Czech Republic, Switzerland, Canada, Japan and Finland in 11th place, which is right behind Slovenia.
Russia ranks as 151st and Ukraine as 156th on the same list where in the last, 163rd place is Syria (Institute for Economics and Peace, 2016).
In the light of those cheanges we are set to redefine Advantages and Opportunities of Slovenian real estate market for buyers from eastern Europe, mainly for Russiaa and Ukraine.
As always it is very important to identify the advantages and opportunities of the market for the key buyers. Belove stated are some of the most important:
- Slovenia is a safe country,
- Slovenia is a member of the European Union,
- within the Schengen area,
- economy is relatively stable,
- in recent years, real estate prices are relatively stable,
- commercial real estate provide a good return,
- residential real estate in Slovenia are much more accessible than in then in other Western European countries ,
- accessibility of education and regulation of the healthcare system,
- geographical location and small size allow Slovenia variety of leisure
- time (proximity to the mountains and the sea at the same time) and easily manageable distance
- geographical position of Slovenia (shorter distance to many major cities in Europe)
- Slavic people (feel more accepted) and the similarity of the language
And as possible opportunities we can mention:
- removal of economic sanctions, which were launched in 2014 by the European Union against Russia; These measures are aimed at the exchange with Russia in certain industries;
- Slovenia is recognized as a destination, in which commercial real estate available;
- raising economic growth in Slovenia;
- trend of intensive growth of Slovenian tourism;
- Slovenia is still less known among the countries of the former Soviet Union, so it gives it a touch exclusivity.
